investment criteria will include:
- Target IRR of greater than 15%
to the investors
- Concentration on states where the Manager
has strong developer contacts

Principally "Class B" and "Class C" LIHTC properties
with strong condominium conversion value-add potential
- Properties that are being purchased for prices below property replacement
costs
- Locales with active Housing Finance Agencies
- Projects with acceptable consumer affordability matrixes
- Projects ranging in size from 100 to 400 units
- Solid tenant base of potential buyers
