The Company’s targeted property investment criteria will include:

  • Target IRR of greater than 15% to the investors
  • Concentration on states where the Manager has strong developer contacts
  • Principally "Class B" and "Class C" LIHTC properties with strong condominium conversion value-add potential
  • Properties that are being purchased for prices below property replacement costs
  • Locales with active Housing Finance Agencies
  • Projects with acceptable consumer affordability matrixes
  • Projects ranging in size from 100 to 400 units
  • Solid tenant base of potential buyers

Initial states of interest include Florida, Louisiana, Mississippi, Texas, Ohio, Georgia, Alabama and Tennessee.
